What an amazing place. We had a reunion here and the place was perfect. It allowed us the time & space to relax, get away from everything, reconnect with old friends, reminisce and catch up. The location is great with Bristol airport close by and not far from M4 & M5. The farm itself was a perfect size for our group of 19. The beds were comfy, and the showers were warm and powerful. It was spacious and allowed us to chill out & chat (both inside & out, making good use of the fire pit), whilst the kitchen, utility and dining room had everything we needed to be self sufficient and have fun preparing and cooking food together. 21 sat down comfortably for dinner. It was the perfect environment and we can’t recommend it enough for large group gatherings. We had THE BEST weekend at Swallet Farm!! The whole house is so well set up for large groups with super comfy beds and brand new showers. The kitchen is so well equipped with everything you could need and the dining room is beautiful. We loved the outdoor space, there was enough seating for everyone and the hanging baskets were gorgeous. Swallet farm had everything we could need for the weekend and Jane and Dan were great, really communicative before our stay and on hand if we needed anything whilst giving us the space to enjoy the farm. We booked Swallet Farm for a multi-gen weekend trip to celebrate a milestone birthday, and it was absolutely perfect for us! Plenty of bedrooms and different bed set ups to choose from which worked really well for our group, and we were all amazed by how well equipped the house was, especially the kitchen, so catering for a big group was no problem. We've also got two dogs in the extended family who were very welcome too! Jane and Dan, the owners, were so helpful before and during our stay and were always on hand to answer any questions we had. We recently hired Swallet Farm for 16 guests for a hen weekend and we had the BEST time! Swallet Farm is a beautiful property - secluded, spacious and lovely outdoor areas to enjoy! For a property of this size, it was also great value for money and we had everything we needed. Jane was extremely helpful throughout the booking process. My questions were responded to quickly and Jane was happy for us to have The Crafty Hen host a craft workshop at the property one afternoon which was a lot of fun. Jane also catered for 14 guests on Saturday evening. The food was DELICIOUS and we had lots of flexibility regarding meal options and dining time. Great value for money and it meant we could also enjoy a relaxed evening together. The bathroom and shower facilities were simple but nice for a large group. We could walk to the nearest pub- which is a great place with nice food. (The Castle of Comfort!) This place was perfect!!!!
Huge dining room inside with large table to seat everyone and more and the same outside too . Lovely cosy living room with a proper fireplace. Giant kitchen/kitchens, with everything you need to cater for large groups. Plenty of fridge and freezer space too. We were able to get a food shop delivered by Tesco so we didn’t have to go anywhere and only had to pack clothes to take with us.
The house is gorgeous and everything was lovely and clean, the grounds and setting are also beautiful. The house is down a track, so you have that lovely secluded feeling, but the nearest pub is less than 10 mins walk away. We had some lovely meals there, they were very accommodating to our larger group.
The hosts, who live on site were brilliant, they live separately next door. They were welcoming and then left us to our own devices and didn’t encroach on us at all. They were very helpful when we needed them too.
We had two children with us who loved exploring the house and grounds and managed to get a few games of cricket in with the adults in the fields surrounding the property.
We were a tad dubious of the shower block and cubicle toilets downstairs, but actually this worked out perfectly as toilets when having drinks and BBQ outside (there were toilets upstairs for during the night too) and the showers worked well for us as all the rooms had sinks in them too.
The bedrooms are large, with plenty of storage and split nicely to accompanied our party.

With the exception of some communication/check-in issues, Swallet Farm proved a good place for a family get together.
The listing says that you'll be greeted on arrival by Martin... read more and Jane but, in fact, my brother, who was one of the the early arrivals, was greeted by someone called Dan, whose main priority seemed to be to find out more about the two dogs we'd let Martin and Jane know we were bringing.
I mentioned the dogs when I booked and Martin thanked me for doing so. Later, he emailed asking for my email address "for our records". I pointed out that giving them my email address would violate Airbnb's Terms of Service and Martin said it was no problem and I wasn't obliged to provide it.
Dan however said that we should have been sent the pet policy but hadn't been because I "hadn't been forthcoming with [my] email address". He went on to say that if the dogs went round the back of the house, it would cause problems with a guard dog. And that "if one of the dogs chases the cat, my wife will go mental". Rather taken aback, my brother (who isn't one of the dog owners) requested the policy and was given a several-page document, which was not consistent with the house manual, which made stipulations that we would have needed to know about in advance and which concluded that failure to adhere could result in us being asked to leave. This left us concerned all weekend that we would do something that would result in a falling-out with the owners, or even a financial penalty.
However, we loved the big lounge with lots of squishy sofas, an open fire at one end and a woodburner at the other, and appreciated that both fires were laid ready to be lit and enough logs and kindling were provided to last us the weekend.
The large kitchen is excellently equipped (although the freezer is a long way from the kitchen - in the shower room, in the other wing of the house) and the long dining room enabled the 14 of us to sit down for a meal together.
The shower room, with several large shower cubicles, is something of a contrast to the cosiness of the rest of the house. It was chilly, the soap dispensers were empty and water is only available by pressing a button every minute or so, but it was functional and plenty of towels were provided (and, conveniently, each bedroom has a sink).
The building has two wings, which means that those who don't want to be disturbed by the ones that stay up later can be allocated rooms away from the lounge.
Be aware that getting to the bedrooms from the lounge/kitchen area involves either ascending a steep, spiral, stone staircase or going outside, which wouldn't be ideal for anyone with mobility issues.
There is wifi but it's only available in some areas of the house and you have to go through rather a laborious sign-in process each time you use it. The setting is delightfully peaceful and feels remote from urban life so perhaps best to make the most of it by staying offline as much as you can!
Parking is on-site and easy and there are lovely places to walk right on the doorstep.
Overall, apart from some mostly minor issues which could be resolved through better communication and more information in the listing, we enjoyed our stay at Swallet Farm.

Jane & Dan were great hosts, we had breakfast made by them onsite on both days which was of a high standard.
Plenty of room and rooms - worked really well for our group. Local pub (Castle of Comfort) 5 minute walk away with good food.
